The site today
The site comprises a total area of approximately 42.88ha across two land parcels to the east and west of Lymington Bottom Road, in south Medstead.
Land to the west of the Lymington Bottom Road totals 28.68ha, and land to the east totals 14.2ha. With the exception of a small number of stable buildings, the site is largely undeveloped.
The site lies to the north of Four Marks in the Council’s northern planning area (also known as the 'A31 Corridor’). Lymington Bottom Road (LBR) divides the eastern and western parcels.
Land to the east of LBR is defined by established features, namely the rear gardens of existing properties to the west and to the north and a public right of way to the east. Meanwhile, land to the west of LBR is similarly bounded by rear gardens of houses on Soldridge Road to the north and LBR to the east, whilst the southern boundary is formed by the Watercress Line heritage railway.
To the south of the site beyond the Watercress Line is Four Marks, with the A31 running in an east-west alignment. To the north of the site lies Medstead and the site is a short distance from the Lymington Barns Local Centre.
